We represent Tenants in acquiring property, buildings, or leased space. We have done site selection for all types of retail, office, and industrial users. We know the Upstate market and the properties in it, and our knowledge can save you time and money.

We can advise you whether it’s best for your company to continue to own your building or sell it to an investor and lease it back. We will analyze your business and its “internal cost of capital” to determine if it makes more sense to own your real estate or invest your company’s capital in the business.

Build-to-Suit for Lease:

If there are no acceptable buildings for lease within your search area, then the Build-to-Suit (“BTS”) for Lease option might be a viable solution for your real estate need. Our broker team works in partnership with our clients to select the best site and developer to construct the best building at the best rental terms. Our BTS experience and knowledge will make this daunting project a more enjoyable and valuable experience.


Lease buy-outs can sometimes be the best solution for companies to shed themselves of their lease liability. With our knowledge of the current market, we can advise you as to your best options and negotiate on your behalf to achieve a deal that meets your financial goals.

Site Location Analysis:

We use several methods to conduct site searches and evaluate sites. We can assist our clients in compiling a list of site search criteria, and assign each one a weighting factor. We then create a matrix containing all the client’s weighted criteria to evaluate each of the final sites. The number grade for each site is an important factor that our clients consider when selecting their final site.

Real Estate Portfolio Analysis:

Users of commercial property with a portfolio of real estate, may discover that this analysis is surprisingly beneficial. Similar to managers of personnel who can make a positive impact on their company’s bottom line, we also can make a positive impact and by analyzing a real estate portfolio and re-aligning those properties that are not contributing to and sometimes working against our clients strategic business plans. In other words, we make our client’s real estate portfolio work hard for them and not the other way around!

This is not an “appraisal,” but we will use comparable sales and take into account current market conditions and advise you with a price range that you might expect to sell or buy a particular property in the marketplace.
